First impressions count! Professional photographs allow you to really maximise your home's main attributes and highlight its key features.
I use high quality cameras and lenses to maximise image quality. All pictures are individually edited. Blue skies are dropped into external shots when necessary and window fills are also included as part of the standard package.
Images are sent to you within 24-48 hours and delivered digitally for use both online and in print.
EPC
An Energy Performance Certificate (EPC) is a legal requirement for all marketed properties, whether for lettings or for sale, with the exception of the very few that can meet the exemption requirements.
I am a qualified EPC domestic energy assessor (DEA) and equipped to survey every size and configuration of your property, from initial survey to completed report.
Floor Plan
An accurate and detailed floor plan is an important property marketing resource for potential buyers or property investors.
Using a laser measure and advanced floor plan software for accuracy, I provide floor plans in several different styles that are CAD drawn and RICS (Royal Institution of Chartered Surveyors) compliant.

Video tours have become hugely popular, bringing the property to life and offering a unique perspective of the home to prospective buyers. Video has proved to be an effective marketing tool and listings including video garner more views on property portals.
I provide fully-edited home video tours that, once edited, are typically 90-120 seconds in length.

House Preparation
KITCHEN: Declutter as much as possible! Hide pots and washing up utensils. Adding flowers or fruit in bowl is a nice touch.
BATHROOM: Clear away shampoo bottles, razors and towels.
EXTERNAL: Move cars off the drive when possible and give it a quick sweep. Cut the grass.
BEDROOMS & SITTING/DINING ROOMS:
General tidy, clear toys, put away family photographs if you would prefer not to have them online.
I am always happy to move a few boxes etc and will fine tune every shot I take, but a tidy house does make the final results far superior.
